Decide To Sell Or Not To Sell

Some home sellers know they need to sell for reasons such as relocating for work, needing to upsize for taking in additional family, or needing to downsize.

Sometimes the decision to sell is not black and white. In these scenerios we talk through the pros and cons of selling and explain all the fees and costs. Many times we find that sellers decide not to sell. One big reason people decide not to sell in recent years is that during the post COVID era that home owners were able to refinance to an interest rate in the 2% to 3% range, and if they sell their home and buy a new home, then their house payment will go to an amount that isn’t attractive.

Getting Your Home Ready For Sale

If you have decided to sell your home, then the next step is to prepare your home for the sale. We help you decide what tasks (if any) need to be completed by doing a pre-listing walk through to make a list of things like repairs to complete, painting touchups, staging your home, and decluttering. Once your home is ready, then we complete photos and video.

Getting Your Home On The Market

After photos and video is collected, we then enter you home on the Multiple Listing Service and your listing will be syndicated out to all the main real estate outlets such as Redfin, Zillow.com, Realtor.com, Remax.com, Trulia, and many many more. We have a lot of home buyers find our homes from our YouTube channel and post your home listing video on that channel.

Showings

Potential buyers schedule appointments to view your home from the centralized showing portal. Buyers agents will login and submit a showing request, then you will get a text to confirm the requested date and time, then when you approve the text message the buyers agent will get notification that the showing is approved. It is best for you to not be in the home during showings – the house being vacant is best for buyers to be able to “take it all in” during their showing of your home.

Negotiate Offers

Buyers submit offers on standardized offer Realtor forms. Their buyers agent will compile the offer paperwork and submit it to us, and then we review the offer to check for all the details and then send you the offer and call you to talk through all the offer details. Negotiations may go back and forth until the offer meets your requirements.

Escrow Steps

Once you have a contract on your home, then the buyer has to submit earnest money and have the inspection completed. Inspection comments are negotiated via standard Realtor forms. Then the appraisal will happen which is ordered by the buyer’s lender. Once the buyer’s lender issues the “clear to close”, then the closing date and time can be set.
